The only part of the building you cannot go back and fix.

Everything above ground can be repaired, replaced or refurbished. The foundation is poured once, buried, and then trusted for the life of the building. It is the last place to economise on investigation.

Soil Interpretation

We read the geotechnical report properly — bearing capacity, settlement, water table and sulphate content, not just the headline number.

Foundation Type

Pads, strips, raft or piles — selected on cost and settlement, and sized so differential movement stays within what the finishes tolerate.

Durability

Concrete grade, cover and waterproofing specified against sulphate and chloride attack. Coastal ground here is chemically hostile.

Retaining & Basements

Earth pressure, uplift and tanking designed together — a basement that floats or leaks is a foundation problem, not a waterproofing one.

Everything the excavation needs, before it starts.

Substructure drawings are the first thing site asks for and the last thing that should be rushed.
