The plot has already made most of the decisions.
Slope, access, sun path, wind, neighbours and setbacks are fixed before you own a drawing. Read them properly and the design gets easier. Ignore them and every later stage pays for it.
A day on the plot is worth a month at the desk.
We visit before we quote. Contour maps and satellite images do not tell you which corner floods, or that the neighbour’s wall is 400 mm over the line.
Survey & Levels
Boundaries, contours and existing features confirmed on the ground — including what the title deed does not mention.
Sun & Wind
Summer and winter sun paths mapped against the plot, and the prevailing breeze identified — the two forces that decide comfort here.
Access & Privacy
